What to Expect From a Home Inspection
There are any number of reasons that your home might have to undergo an inspection. If you are planning to sell the home an inspection is probably required so that you can faithfully represent the property and its value. Banks may require an inspection if you wish to take out an equity loan on the property. Insurance companies may also require an inspection before issuing certain policies or before paying claims. What can you expect out of a home inspection, though? Is it something you should get dressed up for? Do you tip the inspector? Following are some of the things you can expect to have checked out if you ever need to have your home professional inspected:
- The condition of the roof
- The condition of the foundation
- The Heating and A/C systems
- Ventilation and airflow through the home
- Floors, walkways, walls and ceilings
- Any crawlspace or attic space.
- The Plumbing Systems
- The Electrical Systems
- Chimney if present
- Evidence of pests such as termites
Home inspections are not guarantees or insurance against future damage. There is no warranty made that a home inspector will find all problems with your home (if any), but their certification can be invaluable in handling the issues listed above such as attempting to sell your home or receive a loan on the equity.
After a home inspection is completed, the inspector should provide you with a list of items that are recommended for repair. He or she may also have recommendations for you as to how to go about getting these items taken care of either professionally or how to get them done yourself. If required by your bank or insurance company, you can usually get an inspector to return to the property after repairs have been completed to re-inspect the repaired areas and update their appraisal of your home’s condition.
Oh, and it’s not necessary to tip your home inspector.
